Our Vision
The journey of DeRoche Estates began in November 2018 when the DeRoche family envisioned transforming a five-acre parcel of land in North Mesa into a luxury home community. With the land originally zoned for a single-family residence, the DeRoches knew that achieving their dream would require dedication, perseverance, and a deep commitment to excellence. They embarked on a challenging journey to work with the City of Mesa, navigating the complexities of rezoning to create a community that is not only unique and welcoming but also a harmonious blend of the past and present.
Our Commitment
The DeRoche Estates project is the culmination of years of hard work, careful planning, and a deep passion for creating a luxury community that stands out. Over the course of 24 months, the DeRoches worked closely with city and business officials from various utility departments to ensure that each luxury home parcel was fully equipped with all necessary services, including water, sewer, gas, electric, and internet.
Drawing on Mr. DeRoche’s extensive experience in building custom homes in Gilbert and Queen Creek, the DeRoches have crafted a community that makes a statement. DeRoche Estates combines current-day trends with classic influences, creating an intimate and luxurious environment that feels both modern and nostalgic.
Our Journey
From the very beginning, the DeRoches were driven by a passion for creating a distinctive community. Within days of acquiring the property, they met with City of Mesa officials to present their vision. Despite being informed of the long and arduous process ahead, including the need for legal assistance, the DeRoches remained undeterred. Their hard work and persistence paid off as they began the rezoning process in December 2018.
The first 14 months were dedicated to securing the necessary zoning changes to allow for the construction of three luxury homes. This required close collaboration with the City of Mesa’s Planning and Development Department, civil engineers, architectural designers, and numerous subcontractors. Engaging with the local community and holding meetings with residents were essential steps in gaining approval from the City of Mesa board members. While the rezoning process was slow and involved clearing years of growth and removing 20,000 feet of the pre-existing asphalt driveway, the DeRoches remained steadfast in their commitment to their dream.
With the rezoning completed, the next eight months were focused on gaining approval for the development’s luxury home designs and the creation of an exclusively designed gated entrance. This entrance, a true reflection of Mr. DeRoche’s lifelong passion for vintage cars and gas pumps, combines modern materials like stone and iron with lush vegetation and retro elements, including authentic gas pumps and lighting. This unique and visually striking entrance has not gone unnoticed, earning a nomination for the 2022 Southwest Hardscape Award.
Each home at DeRoche Estates is a testament to the DeRoches’ dedication to quality and design. After three months of close collaboration with an architectural designer, Mr. and Mrs. DeRoche finalized a house plan that perfectly complements the community’s aesthetic. These single-level colonial-style homes, each boasting approximately 5,500 square feet of luxurious living space, offer an unparalleled living experience in one of Mesa’s most sought-after locations.
